Master planning provides a coherent planning framework for the proposed project, describing the long-term vision for the development.

Working closely with the client, we’ll prepare preliminary design sketches and concepts to meet requirements and budget. Together, we can explore and illustrate possible options, going over the various pros and cons and responding to client input.

Once a schematic design is agreed upon and there is a clearer definition of the scope and quality of the finished project, the design development phase begins. Additional cost projections help determine whether or not the design conforms to the preliminary budget, or if any adjustments need to be made.

This is where we produce working drawings and specifications are developed from design concepts. These construction documents are what is required to obtain building permits and solicit bids from various contractors to build the project.

We can advise on the choice of contractor(s) by evaluating competitive bids, assisting in the bid evaluation and preparation of the contract between the client and the contractor.

During the construction phase, we’ll consult closely with clients and provide advice during construction. On-site visits help determine if construction is proceeding in general accordance with the construction document and design intent. We’ll also ensure the materials and workmanship meet expectations.
